How we use it
Polygon intersect for lot-level sales, aggregation for suburb medians
A lot's latest sale is the most recent registered transaction whose geocoded location falls inside the lot polygon, within the last 5 years and > $50,000 (excludes nominal family transfers). Suburb and LGA medians are computed from all RU-zoned lots with a valid recent sale.
Limitations
Geocoding is to street address, not Lot/DP — occasional misattribution. Rural sales are infrequent; only ~4 % of rural lots have a recent registered sale, so the 'no data' state is normal. Suburb median is a 24-month rolling figure across all RU-zoned lots and is a fallback only — not a $/ha rural rate.
